The drive into Little Rock must represent one of the easiest commutes anywhere. Less than ten minutes from our house to Hwy 113 (resurfaced and painted in 2019), then less than 15 minutes to the Walmart at Chenal Pkwy…no lights and no traffic and a journey over Lake Maumelle four times :)! On the week-ends, instead of Hwy 113 to Hwy 10, we sometimes take the meandering route from Hwy 113 to Hwy 300, through Little Italy, Roland past Pinnacle Mtn State Park. It also comes out to Walmart and Chenal.
We love that there are no mosquitos around the house. They are intercepted and devoured by the dragon flies, birds and other insects as they cross the open areas to our house.
We have contracted to install a brand new pool liner, so the pool will shortly be more magnificent. A new 1hp Hayward pool pump was installed on December 2019 by Crystal Clear Pool Service, Conway, AR

We love this property and are reluctant sellers…however, I am in magazine print advertising and this industry is becoming more and more challenging, with my income today very different from my income in 2014 when we purchased the property. My wife and I decided we should downsize and we realize the best time to sell is while interest rates are low. We are very sad to leave this home.
There are families of swallows that return each year to the same nests on our porch. It is so much fun to watch them take turns on the nest, bring food back to their babies, and watch the babies make their first flights.
Our garden flourishes beginning April, even through November! You name it, tomatos, horseradish, broccoli, peppers (all kinds), okra, sweet potatoes, onions, lots of lettuce…we would can an entire season’s worth of food, chow-chow, etc. The garden sprinkler is outstanding. All photos of vegetables or berries you see were grown/picked here!
We had the convenient “GenerLink” installed at outside electric breaker box. This allows simple “direct” connection to portable generator from the outside meter. You plug in the generator when the power goes out and use your household main circuit panel to select the circuits and appliances you want to operate based on the generator capacity. Fortunately, we only have experienced a couple outages per year, but this hook-up has been convenient when those have occured.
This property offers the ultimate in privacy and self reliance. Situated on top of the hill, the house has a 360 degree clearing in all directions, with surround-motion sensor security lights. It has a metal gate that we have always kept open, but which could be replaced or transitioned to an electronic opening gate. Room to shoot firearms, grow veggies and have chickens with fresh eggs. An ideal environment to teach children self reliance.
We keep our deer feeder full of corn and love seeing the deer graze in our fields.
So far from the city lights, we have spectacular skyscapes!
There is an underground spring on the property (past the lake, down the hill) that is fascinating. It is constantly flowing and was a source of water for previous homesteaders. There is an historical cistern just 15 feet away that the settlers constructed, we’ve been told, for livestock. It is a beautiful and unique aspect of the property.
Although physical, it was a labor of love building the bridges and trails on the property (none existed).
We love tossing fish food (get it at the Farmer’s supply store) into the lake and watching the fish jumping (and the turtles swimming to it so they don’t miss out!)
The primitive stone grill (down by the the lake) has provided so much fun and enjoyment. It was built with rocks from around the property and is extremely functional for cook-outs and get-togethers.
We regularly catch bass in our lake, and enjoyed many fresh fish dinners that same day. We have never stocked the lake and have been careful not to over fish (throwing the small ones back). Loads of fun.
We have installed new motion-activated (hard wired) security lights around the house, 1100 lumens. These nine security lights are awesome and have a 180 degree detection zone. LED, no bulbs to replace.
We had a new 5 ton HVAC unit installed in 2015, with UV lamp that they say helps kill bacteria

The pool area has been greatly expanded to provide more access, a deck, a 10×10 hot tub pad with separate power and breaker.
Wye Mountain Flowers and Berries is just around the corner, off Hwy 113. This “u-pic-um” farm offers a unique experience when family members and visitors come stay with us. It is also convenient for us since we pick blueberries and blackberries for our homemade wine! Butch and Beth Eggers are excellent hosts and cartakers of the farm.
The outdoor barn was restored with new flooring and new roof (40′ completely enclosed with sliding door), with 30″ added length for more covered shelter for outdoor equipment.

We sub-divided the massive 20 x 50 metal building and on one half added ceiling, walls and lights for a recreation room. Installed efficient mini-split ductless AC/Heating system. We also added four large windows in the metal building. This building is extremely well insulated.
A automatic new water sprinkler was installed in 2018 for the outdoor vegetable garden and flower garden in the front and side of house.

On the back side of the swimming pool, we built a wooden grape trellis/arbor. Last year we harvested more than 200# of grapes (white and red). My wife makes wine!

In addition to the eight raised (and sprinkled) vegetable garden in the front of the house, we also have a back garden where we have elderberry, blackberry, blueberry and rasberry bushes. We also planted a fig tree, apple tree, peach and pear tree. We water this garden with timers and sprinklers that utilize the well water. I ran an underground line from the well to the back garden.

Internet is DSL by Windstream. High speed for streaming, we never had any issues at all with internet.
At least 20 large boulders and rocks removed from property to facilitate mowing. Many of these boulders were relocated alongside the driveway to the house.
We had the large stone monument marker hoisted and placed at the front entrance with the house number and flowers…and the new solar lights on top of the stone columns look great at night. This large stone marker was one of the boulders excavated from the front yard!
We have an old rowboat that is safe and “lake-worthy” that we are happy to leave for the next owner…we’ve had loads of fun with it and our guest with children have too! The top outside edge could use some restoring, but it is a fun accessory to have at down at the lake.
We love the large garage, plenty of room for work benches and additional storage.
We ran the cable underground from the main house to the shop/rec room so rec room can have tv. We were using Direct TV. Comcast is not available.
We installed new Jenn-Air Induction stove cook top. Stovetop also has an efficient exhaust to outside of house.
This home and property seems to have become a favorite vacation destination point for our friends and family, who are just wowed by their experience when they visit. For the kids, we’ll set up tents down by the lake and picnic area and they (and even parents) will sleep out and go to sleep listening to the frogs and crickets.
The pool pump area used to be separated by a fence and difficult to access, we moved the fence and added the pave stone area to make accessing the pump and filter convenient to access. It also had the effect of opening up the pool area.
We kept chickens and a rooster for about three years and loved them. We had a fenced in chicken coop for ten hens and a rooter on the end of the red bard under the roof. In the morning we would open the gate and they would free range and then return to their coop near sunset. We loved waking up to the rooster crowing each morning. And of course, we had so much fun and satisfaction retrieving the eggs each morning! When we decided to put the property for sale, it was suggested we remove the chicken coop since not everyone would want to keep chickens.
Although our water source is Central Arkansas Water (Lake Maumelle), we do have a water well. I have had the water tested (I kept the analysis and will leave with the buyer) and it is very high in iron. We do use the water for watering the vineyard and kanis flowers that border the pool area…and we also use it to water the back garden area where we have the fruit trees and berries. We installed underground irrigation pipe from well house to the back garden where we have several faucet stations. Before that, we had long garden hoses running all the way back. An iron filter would be relatively easy to install. I have the container (tube) that could be filled with the appropriate filler.
